Handover Inspection
We assist clients in inspecting the completed construction works delivered by the contractor to ensure that the project meets quality standards and technical requirements.
Our experts will conduct a thorough inspection of the delivered works and prepare a detailed inspection report, documenting any defects or incomplete items for the client to notify the contractor for rectification.
The handover inspection report is based on the conditions observed on the inspection date and is analyzed using engineering principles, professional experience, internal statistics, the client’s objectives, and all relevant information provided by the client.
Condition Survey
A Building Condition Survey involves a comprehensive assessment of the physical condition of a structure at a specific point in time. The resulting report presents the current status of the building, identifies defects or non-compliant workmanship, and highlights any material or equipment deterioration that requires repair or corrective action.
The purpose of conducting a Building Condition Survey varies depending on the client’s needs, such as:
- To support maintenance or renovation planning, by identifying any damage or deterioration in materials or equipment that should be repaired or replaced.
- To support decision-making for purchasing an existing building, by determining whether the structure is sufficiently stable and identifying any defects that require attention.
- To document the condition of surrounding structures prior to construction, in order to prevent disputes regarding when and how any damage may have occurred.
Progress Inspection
Our Construction Progress Inspection service assists clients in verifying the work performed by the contractor in accordance with the employer’s objectives. Examples include:
- Verification of Work Progress for Payment Consideration: Construction contracts typically specify two types of payment structures:

- Milestone Payment: Payments are made upon completion of specified work stages (e.g., payment after completion of pile installation). This method ties payment milestones directly to construction progress.
- Periodic Payment: Payments are made at fixed time intervals, commonly on a monthly basis.

- Milestone-Based Progress Verification: Inspection is conducted at predetermined milestones to determine whether the contractor has achieved the specific deliverables agreed upon.
During the inspection process, our team evaluates the progress against the scope defined in the construction contract and provides a professional opinion along with a list of deficiencies that must be corrected before the next stage proceeds, such as payment approval.
Pre-Warranty Expiration Inspection
This service helps clients inspect any defects before the contractor’s warranty period expires. A summary report will be provided for the client to notify the contractor to conduct necessary repairs.
Remark: In construction projects, latent defects—arising from design errors, workmanship issues, or material defects—often do not appear at the time of handover. They typically manifest after the building has been in use for some time, such as abnormal floor settlement, hollow tiles, water leakage, cracking, etc.
Therefore, before the expiry of the contractor’s warranty period, it is essential to conduct a comprehensive inspection and notify the contractor for corrective action. Otherwise, once the warranty expires, all repair costs will fall under the responsibility of the project owner.
