Pre-Construction Phase


  • Project configuration and planning
  • Assist in sourcing and selecting designers and relevant project consultants
  • Provide comments and recommendations during the design stage
  • Prepare Pre-Qualification documents for contractor selection and tender participation
  • Prepare and compile Terms of Reference (TOR) and tender-related documentation
  • Evaluate, compare, and analyze contractor quotations, and summarize recommendations for the client’s decision-making
  • Prepare Letter of Intent (LOI) and construction contract documents for the client’s review and execution

 

Construction Phase


  • Provide construction management services, including construction supervision, to ensure the project progresses in line with project objectives
  • Establish construction control systems, including procedures, regulations, and project documentation
  • Conduct project meetings to monitor progress, resolve issues, and drive the project in accordance with the approved schedule
  • Review and control contractor payment applications to ensure compliance with contractual terms and actual work progress
  • Review and negotiate variation orders (VO), including price adjustments and extension of time considerations

 

Post-Construction Phase


  • Inspect the quality and accuracy of completed construction works
  • Prepare Defect Punch Lists and monitor corrective actions by the contractor
  • Witness testing and commissioning of building systems with contractors and suppliers to ensure proper operation in accordance with project requirements
  • Review contractor As-Built Drawings
  • Review operation manuals, spare part lists, warranties, and maintenance schedules for installed building equipment prior to handover to the client
